3. | BASIS OF PREPARING THE FINANCIAL STATEMENTS |
The company has no income or expenditure in its own right. All transactions in the year relate to maintenance of common parts in accordance with the lease. Income and expenditure arising from these transactions is shown in separate service charge accounts for the property that do not form part of the annual accounts for the company and are not filed at Companies House. All service charge monies received from the tenants of the property are held on trust for the tenants. |
4. | PRIOR YEAR ADJUSTMENT |
The directors have determined that the company acts as agent. This has necessitated a change in accounting policy, as the transactions were previously included in the company's own financial statements, but are now shown in a separate service charge statement. The cash balance arising from service charges received from contributing tenants is no longer shown as an asset of the company. It is held in a statutory trust under section 42 of the Landlord and Tenant Act of 1987. |
