1. ACCOUNTING POLICIES

Accounting convention
The financial statements have been prepared under the historical cost convention and in accordance with the
Financial Reporting Standard for Smaller Entities (effective January 2015).

Turnover
Turnover comprises amounts charged to tenants for their contribution to expenses.

Repairs and maintenance
Provision is made for the companys contractual obligation to repair and maintain the property and in the opinion
of the directors is fairly included at the amount set aside for the purpose and unspent at the balance sheet date.

Freehold property
The company owns the freehold of 16 Oxford Road, Exeter. After taking account of the rights of the
leaseholders, who are also required to be the members of the company, no residual value remains in the
freehold, which is accordingly included at a valuation of £NIL.
